Things to Know - New Joins

Moving-In

Whether you are flying in from your hometown or checking out of your hotel room or vacating your current place of residence, you can move-in into Sun Residency at any time of the day. Our doors are open 24/7. Either the building manager or one of the staff members will assist you to provide you access into our building and facilitate your move-in.


Share a copy of the following documents to complete your KYC

  1. Aadhaar Card
  2. PAN Card
  3. Employee ID / Student ID


Kindly make sure you clear the following dues while you move-in.

  1. Agreement Charges: ₹500
  2. Rent for the Current Month: As applicable for your room
  3. Security Deposit: 1 month rent

Each room is thoughtfully designed and furnished accordingly depending on whether it is a Single Occupancy Room or a Double Occupancy Room.

Residents are expected to bring in their own blanket and a bucket & mug (as they deem fit)

Water

We promise 24/7 water supply at our premises.


Cold Water: 24/7

Hot Water: 7:00 am - 10:00 am 

                  7:00 pm - 10:00 pm


Due to poor ground water levels, we rely heavily on water tankers for our building. Despite of our reliance on water tankers, we try to ensure 24/7 water supply to our residents. However, despite our best efforts, once in a while, we do encounter unavoidable situations where we have to cut-off water supply.


WATER SUPPLY INTERRUPTIONS

  1. While carrying out overhead sump cleaning
  2. During major plumbing repairs in the main supply line
  3. While the pumping motor undergoes a breakdown

Electricity

We promise 24/7 power backup at our premises.


We try our best to ensure 24/7 availability of electricity in your rooms. Despite our best efforts, once in a while, we do encounter unavoidable situations when we don't have power backup.


POWER SUPPLY INTERRUPTION

  1. When Diesel Generator runs out of diesel during power cuts
  2. During mandatory shut-down of diesel generator for cooling
  3. When the generator battery goes dead

Wi-Fi

OPTION 1

Wi-Fi services at Sun Residency are offered by Spectra, a 3rd party service provider who offers managed wi-fi services for our residents, on a subscription basis.


Plan Details

Speed: 10 Mbps dedicated speed/user

Data: 100 GB/month (Top-Up options available, if you exhaust data)

Device Connectivity: Limited to 2 Devices per user

Cost: ₹250/month


Pros

  1. No deposit fee. No installation fee.
  2. Connectivity is available across the entire building
  3. Affordable

Cons

  1. One fixed plan. No options.


Suitable for short term stays of 1-3 months

OPTION 2

Residents can opt for a private connection to their rooms from ACT Fibernet, a preferred 3rd party vendor by Sun Residency.


Plan Details

Speed: 40 Mbps - 350 Mbps

Data: 500GB - 3300 GB per month

Device Connectivity: No Limit

Cost: ₹500 - ₹1500 per month (excluding GST)

Extras: Router Cost, Installation cost for short term plans


Pros

  1. Flexible Plan Options
  2. Stable speeds

Cons

  1. Expensive
  2. Connectivity is limited within your room only and it isn't available across the building


Suitable for long term stays of 3 months and above. Also, suitable for employees whose company offer reimbursement on Wi-Fi bills

Food

Option 1: Self Cooking Kitchen (Free)

Residents can utilize the community kitchen to cook their own food. There are no additional charges for the same. However, residents are expected to procure their own groceries and supplies.


Option 2: Cook-On-Hire Service

Residents can opt for our cook-on-hire service. A cook comes from outside and uses our kitchen resources to cook fresh meals. Subscribers can personalize their own menu. Subscription is on monthly basis. Subscribers will pay the cook the respective services charges, depending on your meal plan, while bearing the cost of your groceries.

 

Option 3: 3rd Party Tiffin Services (~₹150/meal)

Those who do not like the hassle of cooking or arranging the groceries for the cook-on-hire service, can opt for nearby tiffin services that are tied up with Sun Residency. If you prefer this option, please contact management to guide you further.

Housekeeping

Housekeeping services will be provided from Monday to Saturday only between 9:30 AM - 4:30 PM. Sundays and Public holidays are exempt for housekeeping. The scope of housekeeping shall be as follows:

  1. Clearing the trash (6 days a week)
  2. Sweeping and mopping the floor in the rooms (6 days a week)
  3. Cleaning the bathroom (2 times a week)
  4. Dusting the curtains, windows & furniture (as required)
  5. Dishwashing in the kitchen (6 days a week)
  6. Cleaning the Fridge (On request, Chargeable at 250 per request)

Parking

BIKES

We have limited space available for covered bike parking. Parking slots are allotted on first-come, first-serve basis for own vehicles only. Residents are expected to park only in their allocated spot.


Residents who couldn't be allotted covered parking spots will be put on a waiting list. Until you are allotted a spot, you are expected to park your bike outside only.


Guest bikes and rental bikes aren't allowed to be parked inside. These may be parked outside the building on the road.


CAR PARKING

We do not have any provision for car parking.

Guests/Visitors

Residents are free to invite and host their guests in the premises. However, residents are advised to seek prior approval of management before inviting their guest. Such admission of the guest/s shall be subject to permission from the other occupant of the same room, if any,  in which the resident is residing. 


A guest stay for a period of 6 hrs between 7:00 am to 11:00 pm on the same day is not chargeable. Any stay beyond 6 hrs shall be chargeable at below rates, as “Guest Charges”, for every 24 hrs of stay.

  1. Accommodation in the same room as the host: ₹500/guest
  2. Accommodation in a separate room: ₹750/guest for Double Occupancy
  3. Accommodation in a separate room: ₹1000/guest for Single Occupancy

The accommodation of guest/s in a separate room is subject to availability of the rooms. 

Issues/Complaints

Should you face any issues in your room or in any of the common amenities in the building, please bring them to the attention of the management by raising a complaint in the app. 


Please avoid raising complaints in person or over WhatsApp chats. Complaints raised through these modes tend to be forgotten and its difficult to track these complaints while they get buried among the numerous chats that ensue afterwards. However, the app manages these complaints smartly by sending reminders and notifying status, thereby giving good visibility to management.

Moving-Out

The residential rental business is a monthly cyclical business where, typically, people move-in at the beginning of the month and move-out at the end of the month. For this reason, all our contracts are made only until the end of the month..


Residents are expected to vacate their rooms by 6:00 pm on the last day of the month. This ensures that we can get the room deep-cleaned and ready to check-in for the next tenant by the following morning.


Should your situation require you to stay beyond your contract for a few days, kindly contact management. Rooms can be allotted, subject to availability, on a Daily Rental Basis in such situations.


Kindly make sure to complete the following formalities before moving out.

  1. Clear all your pending dues, if any (rent, guest charges, wifi, mess etc)
  2. Pay your move-out charges for Deep-Cleaning & Room Restoration 
  3. Get a move-out audit done for your room
  4. Handover the Room Keys and Access card
  5. Collect you Security Deposit on or before your move-out date


We promise to refund your Security Deposit on your move-out date. Help us to do so by clearing all your dues before your move-out date.
